EXTENSIONS Planning permission required if- · an addition would be nearer to the highway than the nearest part of the “original house”, unless there would be more than 20m between extended house and highway;
· more than half the area of land around the original house would be covered.
Height Limits · the extension is higher than the highest part of the roof of original house; or
· any part of extension would be more than 4m high and is within 2m of the boundary of the property.
Volume Limits · for a terraced house, or any house in a conservation area, National Park, Area of Outstanding Natural Beauty or the Broads, the volume of the original house would be increased by more than 10% or 50 cubic metres (whichever is greater); · for any other kind of house, the volume would be increased by more than 15% or 70 cubic metres (whichever is greater); and · in any case, if the volume of original house would be increased by more than 115 cubic metres.

EXTENSIONS Extension or addition will be considered permitted development subject to the following conditions and limits:- · more than half the area of land around the “original house”* would be covered by additions or other buildings. · no extension forward of the principal elevation or side elevation fronting a highway. · no extension to be higher than the highest part of the roof. · maximum depth of a single-storey rear extension of three metres for an attached house and four metres for a detached house. · maximum height of a single-storey rear extension of four metres. · maximum depth of a rear extension of more than one storey of three metres including ground floor. · maximum eaves height of an extension within two metres of the boundary of three metres. · maximum eaves and ridge height of extension no higher than existing house. · side extensions to be single storey with maximum height of four metres and width no more than half that of the original house. · two-storey extensions no closer than seven metres to rear boundary. · roof pitch of extensions higher than one storey to match existing house. · materials to be similar in appearance to the existing house. · no verandas, balconies or raised platforms. · upper-floor, side-facing windows to be obscure-glazed; any opening to be 1.7m above the floor. · on designated land* no permitted development for rear extensions of more than one storey. · on designated* land no cladding of the exterior. · on designated* land no side extensions.

LOFT CONVERSIONS
Planning permission required if – · planned roof extension and house lies within a Conservation Area, a National Park, an Area of Outstanding Natural Beauty or the Broads; · work would make some part of the house higher than the highest part of existing roof; · dormer or other addition would extend beyond the plane of any existing roof slope facing the highway; · roof extension would add more than 40 cubic metres to the volume of a terraced house or more than 50 cubic metres to any other kind of house. |
LOFT CONVERSIONS Loft conversion will be considered permitted development subject to the following conditions and limits:- · a volume allowance of 40 cubic metres for terraced houses · a volume allowance of 50 cubic metres for detached and semi-detached houses. · no extension beyond the plane of the existing roof slope of the principal elevation that fronts the highway. · no extension to be higher than the highest part of the roof. · materials to be similar in appearance to the existing house. · no verandas, balconies or raised platforms. · side-facing windows to be obscure-glazed; any opening to be 1.7m above the floor. · roof extensions not to be permitted development in designated areas*. · roof extensions, apart from hip to gable ones, to be set back, as far as practicable, at least 20cm from the eaves. |
WORK ON ROOF Planning permission required if – · house lies within a Conservation Area, a National Park, an Area of Outstanding Natural Beauty or the Broads and the work would materially alter the shape of the roof. · work would make some part of the house higher than the highest part of existing roof · dormer or other addition would extend beyond the plane of any existing roof slope facing the highway. · roof extension would add more than 40 cubic metres to the volume of a terraced house or more than 50 cubic metres to any other kind of house. Note: additional volume created by an extension – and that includes roof extensions – will count against the total volume limit for your house. So you also need to apply for planning permission before building a roof extension if: · for a terraced house the volume of the “original house” would be increased by more than 10% or 50 cubic metres (whichever is greater); · for any other kind of house, the volume of the “original house” would be increased by more than 15% or 70 cubic metres(whichever is greater); · the volume of the “original house” would be increased by more than 115 cubic metres. Do not normally need planning permission to re-roof your house or to insert roof lights or skylights.

WORK ON ROOF Roof alterations allowed without the need for planning permission subject to the following conditions and limits:-
· any alteration to project no more than 150 millimetres from the existing roof plane. · no alteration to be higher than the highest part of the roof. · side facing windows to be obscure-glazed; any opening to be 1.7m above the floor. |
OUTBUILDINGS Planning permission required if –
· new structure would be nearer to the highway than the nearest part of the “original house”, unless > 20m between extended house and highway. · more than half the area of land around the “original house” would be covered. · building or structure not used for domestic purposes. · building or structure to be more than 3m high or more than 4m high if it has a ridged roof. · house is a listed building and building or structure to have volume of more than 10 cubic metres. · house is within a Conservation Area, a National Park, an Area of Outstanding Natural Beauty, or the Broads and the building or structure to have a volume of more than 10 cubic metres.

OUTBUILDINGS Outbuildings will be considered permitted development subject to the following conditions and limits:- · no outbuilding forward of the principal elevation fronting a highway. · outbuildings and garages to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof. · maximum height 2.5 metres within two metres of a boundary. · no verandas, balconies or raised platforms. · more than half the area of land around the “original house”* would be covered by additions or other buildings. · in National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the maximum area to be covered by buildings, enclosures, containers and pools more than 20 metres from house to be limited to 10 square metres. · on designated land* buildings, enclosures, containers and pools at the side of properties will require planning permission. · within the curtilage of listed buildings any outbuilding will require planning permission.

HARD SURFACES Paving in front of gardens will not be permitted development unless the surface allows the water to drain away naturally. Note
*The term “original house” means the house as it was first built or as it stood on 1 July 1948 (if it was built befoe that date). Although you may not have built an extension to the house, a previous owner may have done so.
*Designated land includes national parks and the Broads, Areas of Outstanding Natural Beauty, conservation areas and World Heritage Sites.
